Blue Heron Ranch is a 1,000± deeded acre property in the rich ranching and hunting lands of northeastern New Mexico. The centerpiece of the property is a 3.25± acre and 12 ft. deep pond nestled into a tree, grass and rock lined drainage with the main residence perched just above. The land is approximately a 50/50 mix of open grassland and mixed conifer, mostly pinion and juniper tree cover. The ranch is teaming with wildlife including elk, mule deer, antelope, turkey, black bear, mountain lion and a host of small game and birds, including many species of waterfowl.

Improvements
The residence is a 2,000± sq. ft., 2 bed, 2 bath home built in 2009, constructed of highly durable and insulated Rastra block, with all exterior walls and some interior walls built 12” thick (complete construction photography available). The roof is a metal Mueller roof with hurricane ties and a 30-year warranty. Soffets are plastered in order to fire-proof the exterior walls. The flooring is ceramic tile and features in-floor radiant heating. Fiber optic has been run to the property for high-speed internet and there is a telephone land line. All buildings are on electricity. A 35’ rock patio was designed to offer incredible views of the pond and canyon below. The home was designed with a central hexagon open plan with two wings, each featuring a large bedroom and bathroom. Solid oak cabinets and drawers adorn the kitchen and a floor-to-ceiling stone fireplace offers additional warmth in the main living area. The eastern wing of the house features a second living area with a tile and brass French “faience” wood burning stove. All Southern facing areas of the house offer tremendous views of the pond and canyon below.

A 30’x40’ foot detached garage offers parking for two large vehicles plus storage and work space. The garage is built with the same rastra block and metal roofing as the main residence.

A 20’x30’ Mueller metal building currently serves as a wood shop and can be used for many purposes.

A smalls set of piped gathering and working pens for livestock is adjacent to the shop and features a Powder River calf table.

Livestock
The ranch can sustain 24 cow/calf pairs. Currently a neighbor runs a small group of seasonal cattle. The property would make an ideal equestrian property with some adaptation of infrastructure.

Wildlife and Hunting
The ranch is located in New Mexico GMU 47, which is a Secondary Hunt Unit allowing for unlimited hunting permits, once registered within the NMGF’s EPLUS landowner program. The current owners have not hunted the property in their 20+ years of ownership. The area is known for its strong population of elk, mule deer, pronghorn, turkey, bear, cougar and other species and the current owners have identified numerous sightings of each. Wildlife observed most commonly on the property by the broker has been mule deer, antelope, signs and tracks of bear and lion, plus a variety of waterfowl and quail. Although elk have a strong presence in the area and on nearby ranches, we have found no evidence of them on this ranch. We do believe a new owner may have an opportunity to create a management program that could possibly bring elk to the property. This scenario would require some diligence and speculation.

Location
The ranch is approximately 7 miles from the village of Roy, New Mexico. Roy has limited services available. The town of Springer is approximately 50 miles from the property and offers a larger selection of goods and services. Other notable cities accessed from the ranch are Las Vegas (1 hour), Santa Fe (2 hours), Albuquerque (3 hours), Raton (1.5 hours) and Clayton (1.5 hours). Raton and Las Vegas offer quality private airports and Santa Fe and Albuquerque service commercial flights.
